Baytowne Marina at Sandestin
MRD Associates, Inc. assessed the existing conditions of the piers, slips and utilities to estimate repair and replacement costs of the existing wood pile-supported Baytowne Marina. The project's second phase included the conceptual design of a new marina. Income projections, market analysis, and construction cost were prepared. The purpose of the analysis was to prepare an economic feasibility and benefit-to-cost analysis to assist the owner in deciding the future of the existing 100+ slip marina. Based on this analysis, a complete redevelopment of the marina was selected. MRD Associates, Inc. prepared a conceptual marina site plan consisting of 266 wet-slips to accommodate vessels up to 120 feet in length. Dredging approximately 150,000 cubic yards within the marina limits and the entrance channel will support the projected boat population. Close coordination is required with the project design team responsible for the upland improvements to ensure a seamless transition between the upland and marina uses.
